Restoring Efficiency At The CSSB Building Through Corrective Integration

Since the building’s opening in 2020, the Ground Source Heat Pump Bore Hole System (GSHPBS) had never operated correctly due to persistent integration issues between the IFTECH PLC control panel and the Building Management System (BMS). As a result, the system could not fulfil its role as the primary source of low-grade heating and cooling.

WISE Controls were tasked with diagnosing and resolving the problem. Our engineers re-wrote the integration commands and installed hard-wired control connections to restore proper communication between the GSHPBS and the BMS. Once commissioned, the system began generating more than 20% of the building’s heating and cooling demand.

The solution ensured that the steam-fed plate heat exchanger LTHW system and the chilled water-fed plate heat exchanger system were no longer in constant operation. Instead, they now run only as standby sources, activated only if the GSHPBS fails.

This successful intervention has delivered multiple benefits:

  • Reduced primary steam and cooling energy consumption

  • Lower electrical use for chilled water pumps and chillers

  • Decreased mechanical wear and tear on backup heating and cooling systems

By bringing the GSHPBS into reliable operation, WISE Controls not only optimised energy performance but also ensured long-term resilience and sustainability for the building’s environmental systems.

“WISE Controls worked with us to reduce energy on site and improve control. Phil and Mia are great, very dedicated and always trying to understand where improvements can be done, absolutely sustainability minded and very knowledgeable.”

Key Outcomes

    • Over 20% of the building’s heating and cooling demand now supplied by the GSHPBS

    • Significant reduction in primary steam and cooling energy consumption

    • Lower electrical usage from chilled water pumps and chillers

    • GSHPBS restored to full operational status after 3 years of inactivity

    • Optimised integration between IFTECH PLC and BMS control system

    • Backup heating and cooling systems now run only when required

    • Reduced reliance on high-energy systems lowers operational costs

    • Long-term savings through reduced mechanical wear on plant equipment

    • Stable operation achieved after extensive integration corrections

    • Increased system resilience with automatic backup handover

    • Estates team gained confidence in long-term performance
